Construction Management Services

 

Rudek Construction Services Inc., offers Project Management Services as a alternative of meeting the owner's budget.

 

 

In Construction Management, the general contractor enters into a contract with the owner prior to the bidding period and acts in an consultative role.

 

Bids are taken under his/her supervision, but separate contracts are let under supervision of the Project Management and the owner. The General Contractor is committed to completing the project for a stated amount; the owner wants the best possible building whether the contract drawings and specifications are precise about all details or not.

 

The Project Manager is paid a flat fee by the owner and this fee is completely separate from other job expenses.

 

Project Management Fees are based as follows:

 

  1. a stated number of dollars amount for the services plus expenses. The expense items would include the hourly wages paid by the owner at a fixed rate, plus employee's timed billed, including overhead and profit, plus additional expense for any outside consultant.

  2. an agreed upon fixed fee.

  3. a percentage of the total construction cost.

 

 

Generally the Project Management services are varied from beginning to end depending the owner's budget.

 

 

Bidding and contract negotiation is the phase of construction project management where construction contracts are awarded. Documents are prepared for competitive bids and/or contract negotiation.

bulletPreparing a recommendation regarding bid award and present to Owner.

bulletAssisting the Owner to confirm insurance and bond documents are received.

 

The Construction Management approach has gained wide acceptance.

It gives the owner complete access of all data and of the contract.

It frees the General Contractor from many of the risks of a lump sum of contract. But if it limits his/her losses it also limits his/her profits as any job savings that his/her expertise may bring about accrue to the owner not the Project Management.
